GWINNETT WEST PROFILE

GWINNETT VILLAGE CID

The Gwinnett Village community is among the most vibrant and

diverse in the Southeastern United States. A commercial hub

serving as the gateway between Atlanta and its largest suburban

county, Gwinnett, the community sits astride I-85 and is in close

proximity to I-285, providing unparalleled access to the entire

metro region. Three Gwinnett County Transit bus lines also offer

direct transit access to the Doraville MARTA station.

Home to Manufacturing and Supply Chain giants including FedEx Ground,

Hyundai Construction Equipment Americas, OFS Fiber Optic, and Suniva,

the area is also the location of the headquarters for Fortune 500 company

RockTenn, and IT industry leaders, such as Corus360 and I.B.I.S., Inc.

The community benefits from a number of incentives set in place to boost

development. Established in 2006, the CID is strictly dedicated to improving

the community and protecting property investment. A Tax Allocation District

(TAD) encompasses the majority of the area, providing significant incentive for

those looking to do large-scale redevelopment. Two Opportunity Zones exist in

the community, offering a $3,500 job tax credit for each net new job added to

Georgia.

REDEVELOPMENT

OPPORTUNITY

The OFS site has been seen as one of

Gwinnett County’s leading redevelopment

opportunities. It sits near the intersection

of Jimmy Carter Boulevard and I-85 in the

Gwinnett Village Community Improvement

District. In the modern era of fiber optics,

OFS utilized this development as both

its headquarters and manufacturing hub.

However, the company no longer needs

as many raw materials to make its chief

product providing an opportunity to

redevelop more than 100 acres on the site.

This premier redevelopment site can

accommodate approximately:

• 2.2 million SF of office;

• 1.7 million SF of residential;

• 11,000 SF + for parking;

• 224,000 SF of hospitality/hotel; and

• More than 190,000 SF of retail.
